About plumbing in North Sydney

Why North Sydney plumbing is its own thing

Older house behind a sandstone wall on Sydney's North Shore

North Sydney is on the Lower North Shore, about 3 kilometres north of the Sydney CBD across the Harbour Bridge. Office and apartment towers surround the station, while the streets running down toward the harbour hold Victorian terraces, cottages and blocks of flats from the 1920s to the 1970s.

North Sydney sits inside the broader North Shore region, covered by local plumbers who know the area's specific failure patterns. About 8,964 people live in North Sydney (2021 Census). The age and type of its homes decide what local plumbers find behind the wall: the pipework, the hot water systems and the gas appliances.

Most North Sydney emergency calls cluster around the issues listed below. They're not unique to this postcode — every Sydney suburb has its own pattern — but they're predictable enough that a local plumber can bring the right parts on the first visit.

We cover addresses near North Sydney Oval, Greenwood Plaza, Mary MacKillop Place and Luna Park (Milsons Point) and the streets around them.

What to know about plumbing in North Sydney

North Sydney is two suburbs in one postcode. Around the station, along Miller, Walker and Berry Streets, it is towers. Plumbing there is shared: pumps and pressure valves serve whole buildings, waste runs down common pipes, and very little can be turned off without the building manager. Tell us the building name, whether there is a loading dock and who can give access. A few minutes' walk downhill, toward McMahons Point and Lavender Bay, the housing is a century older. Many terraces and cottages still have galvanised water pipe behind the render, and when it lets go it can soak two floors before anyone finds the tap; the meter is normally at the front boundary. Parking is the practical constraint. Streets around the station are metered or clearways for much of the day, so after-hours call-outs usually arrive sooner than daytime ones.

What we see most

Common North Sydney plumbing issues

These are not generic complaints. They follow from the kind of homes built in North Sydney and the wider North Shore, and the ground they stand on.

  1. 1

Leaks between units in apartment towers

  2. 2

Pump and pressure valve faults in high-rise buildings

  3. 3

Rusted galvanised water pipes in the Victorian terraces toward McMahons Point

  4. 4

Burst flexible hoses under sinks and behind toilets

  5. 5

Blocked waste stacks in 1960s and 70s walk-up blocks

Two kinds of building, two kinds of emergency

North Sydney is really two suburbs in one postcode. Around the station, along Miller, Walker and Berry Streets and the Pacific Highway, it is office and apartment towers. A few minutes' walk downhill toward McMahons Point, Lavender Bay and Waverton, it is Victorian terraces, sandstone cottages and blocks of flats from the 1920s to the 1970s.

The plumbing could not be more different. A tower has pumps, pressure valves and pipes shared by hundreds of people, and almost nothing can be isolated without the building manager. An old terrace has one meter at the front, pipes a century old in the walls and a clay sewer line under the back garden. An emergency plumber working here needs to be comfortable with both.

Emergencies in North Sydney apartment towers

  • Water coming through from the unit above. Turn off your own water and any wet power points, alert the unit above and ring the building manager.
  • A burst flexible hose under a sink or behind a toilet. The most common cause of a flooded apartment. Your unit's shut-off tap is usually in the laundry or a bathroom cupboard.
  • No water, or very low pressure, on the upper floors. Often a pump or pressure valve that serves the whole building. That is the building manager's call, but we can confirm whether the fault is inside your unit.
  • No hot water. Many towers have a central hot water plant. If your neighbours are cold too, it is a building fault, not yours.
  • A blocked kitchen or bathroom stack. Waste from many units shares one vertical pipe, so a blockage lower down backs up into the unit above it.

In a tower, getting in is half the job. Tell us the building name, whether there is a loading dock or visitor parking, and who can let us into the plant room, and the plumber loses no time at the door.

Older homes: McMahons Point, Lavender Bay and Waverton

The streets running down to the harbour hold some of the oldest housing on the North Shore. Many terraces and cottages still have sections of galvanised water pipe behind the render, and when one lets go it can soak two floors before anyone finds the tap. The meter is normally at the front boundary, sometimes behind a fence or set into the path.

These houses sit on sandstone. Sewer lines were cut shallow into the rock and built from short clay pipes, which crack as street trees send roots toward the joints. Slow drains across the whole house, gurgling toilets and a wet patch in the garden are the usual warnings.

Strata: who is responsible for what

As a general rule in NSW, pipes inside shared walls, floors and ceilings, and any pipe that serves more than one unit, belong to the owners corporation. Fittings inside your unit that serve only you — taps, the toilet, the flexible hoses under the sinks — are yours. In an emergency, stop the water first and sort out responsibility afterwards.

We give you an itemised invoice and photos of what we found, which is what a strata committee and an insurer will ask for.

Getting to you: parking, access and timing

Parking is the real constraint in North Sydney. The streets around the station are metered or clearways for much of the day, and many tower car parks have a height limit that a work van with roof racks will not clear. A loading dock booking or a visitor space saves more time than anything else.

At night and on weekends the roads are clear and parking is easy, which is why after-hours call-outs here often arrive sooner than daytime ones. The price is the same either way: $120-160 an hour for a genuine emergency, at any hour.

What an emergency plumber costs in North Sydney

Prices in North Sydney are the same as anywhere else we work in Sydney, with no separate call-out fee. In a tower, the time it takes to get from the street to your door is part of the job, so good access keeps the bill down.

  • Burst pipe repair (visible pipe)$200-450
  • Hidden leak detection and repair$350-800
  • Blocked drain clearance$150-400
  • Hot water repair (element or thermostat)$200-400
  • Toilet cistern repair$220-380

First five minutes

What to Do Right Now, Before the Plumber Arrives

Pick what is happening. These are the safe first steps to take in the next five minutes, before the plumber arrives.

Burst or leaking pipe: what to do now

Stop the water first, then deal with the mess.

  1. Turn the water off at the meter. It is usually in a box near your front boundary. Turn the tap clockwise, or turn the lever a quarter-turn so it sits across the pipe. In a unit, look for the isolation tap under the kitchen sink, in the laundry or in the bathroom.
  2. Keep water away from electricity. If water is near power points, lights or appliances, switch the power off at the switchboard — but only if you can reach it without standing in water.
  3. Drain what is left in the pipes. Open a cold tap at the lowest point of the house (a garden tap is ideal) and turn the hot water system off.
  4. Limit the damage. Put buckets and towels under the leak, move furniture and valuables, and take photos for your insurer.

Don't use electrical appliances in a wet room, and don't turn the water back on to test it.

Smell of gas: what to do now

Get out first. Make every call from outside.

  1. Don't touch anything electrical. No light switches, exhaust fans or appliances, and no flames or cigarettes. A single spark can ignite gas.
  2. Turn the gas off at the meter if you can reach it safely. The gas is off when the handle sits across the pipe.
  3. Open doors and windows and get everyone outside. Pets too. Stay out until you are told it is safe.
  4. From outside, ring Jemena on 131 909. That is the gas network's 24/7 faults and emergencies line for Sydney. If anyone feels unwell or there is a fire, ring 000. Ring Jemena: 131 909
  5. Then call a licensed gasfitter. The network crew makes the supply safe. Finding and repairing a leak on your side of the meter is a gasfitter's job.

Don't go back inside to look for the leak, and don't relight pilot lights yourself.

Sewage or drains backing up: what to do now

Every litre you send down the drain comes back up.

  1. Stop running water. No flushing, taps, showers, washing machine or dishwasher until the blockage is cleared.
  2. Keep people and pets away. Sewage is a health hazard. Wear gloves and wash well if you have to touch anything.
  3. Check the overflow gully outside. It is the grated drain against the wall near the laundry or kitchen. Clear pot plants and leaves off it, so any overflow happens outside and not through your floor drains.
  4. Ask next door. If the neighbours have the same problem, or sewage is coming up in the street, the blockage may be in the Sydney Water main. Report it on 13 20 90. Ring Sydney Water: 13 20 90

Don't pour chemical drain cleaner into a blocked drain. It rarely clears a sewer blockage, and it is dangerous for whoever opens the pipe next.

No hot water or leaking tank: what to do now

A leaking tank is urgent. A cold shower can usually be fixed the same day.

  1. Leaking tank? Turn off its water supply. Close the tap on the cold-water pipe going into the unit.
  2. Turn off its power or gas. Electric: switch off the hot water circuit at the switchboard. Gas: close the gas tap on the pipe to the unit.
  3. No leak, just cold? Electric: check whether the hot water breaker has tripped. Gas: check that your other gas appliances work and whether the pilot light is out — relight it only by following the instructions printed on the unit.
  4. Read the label. Note the brand, model and size printed on the tank. It lets us quote a repair or a replacement before we arrive.

Don't block or cap the relief valve that drips from the side of the tank. It is a safety device.

Overflowing or blocked toilet: what to do now

Stop the water going in before you do anything else.

  1. Turn off the tap behind the toilet. It is the small tap on the wall or floor beside the cistern. Turn it clockwise.
  2. Don't flush again. If the bowl is still filling, lift the cistern lid and push the rubber flapper down, or lift the float.
  3. Mop up straight away. In a unit, tell the building manager if water may reach the apartment below.
  4. Check the other drains. If the shower or floor drain gurgles or backs up as well, the blockage is in the sewer line — follow the sewage steps.

Don't keep plunging once water reaches the rim, and don't use chemical cleaners.

General guidance only. If anyone is in danger, ring 000.

North Sydney questions

Plumbing in North Sydney — what people ask

  • Do you have an emergency plumber in North Sydney at night and on weekends?
Yes. Our plumbers take emergency jobs in North Sydney and the neighbouring suburbs 24 hours a day, every day of the year, at the same $120-160 an hour that applies during the day.
  • My apartment is flooding. What do I do first?
Turn off the water to your unit at its own shut-off tap, usually in the laundry or a bathroom cupboard. Keep clear of wet power points and switch them off at the switchboard if you can do it safely. Then call the building manager and a plumber, and let the unit below know.
  • The whole building has no hot water. Can you fix that?
A building-wide fault is usually in the central hot water plant, which is common property, so the repair has to be authorised by the building manager or strata manager. We can confirm whether the problem is in your unit or in the building, and work with building management on the repair.
  • Can a plumber park at my North Sydney building?
Often not on the street during the day, and many tower car parks are too low for a work van. If your building has a loading dock or visitor parking, tell us when you call. After hours, street parking is rarely a problem.
  • How fast can you reach North Sydney?
Average door-to-door response time to North Sydney for a local plumber is around 45 minutes during business hours, often faster late at night when traffic clears. You get a real ETA when the plumber confirms the job — not a marketing guess.
  • What are the most common plumbing problems in North Sydney?
Leaks between units in apartment towers sits at the top of the list, followed by pump and pressure valve faults in high-rise buildings. The full pattern reflects North Sydney's housing stock and north shore conditions — see the issues section above for the complete breakdown.
  • Do you charge extra for emergency calls to North Sydney?
Same standard emergency rate (AUD 120-160/hr) for genuine emergencies anywhere in North Sydney, day or night, weekend or public holiday. The after-hours premium ($180-300/hr) only applies to non-urgent work specifically booked outside business hours for convenience.
  • Are the plumbers licensed and insured for North Sydney work?
Yes — every plumber we send holds a current NSW Fair Trading licence (verifiable at fairtrading.nsw.gov.au). The plumber who attends carries their own public liability insurance; ask for the certificate of currency if you need it, and ask for their licence number before work starts.
  • Do you handle strata and body corporate work in North Sydney?
Regularly. We can liaise directly with your strata manager, supply itemised invoices for body corporate cost-split sign-off, and provide CCTV documentation for common-property versus lot-owner allocation. Particularly common in North Sydney given the local building stock.
